The Microloan Has Real Underwriting Requirements

Current VSBFA guidance says qualifying Microloan applicants must be operating in Virginia, be in good standing with the State Corporation Commission, and have a credit score of at least 650. The program also applies size tests and requires repayment ability. Published eligible uses include business acquisition, equipment and fixed assets, and working capital; construction, non-owner-occupied real-estate investment, and refinancing are excluded.

Important distinction: VSBFA support is not an automatic approval. The state program still has eligibility, documentation, credit, and repayment requirements, and participating banks retain their own underwriting when a lender is involved.

Zoning Approval Comes Before the Financing Plan Is Truly Ready

The City of Lynchburg starts its business approval process with zoning. Its current business-license application is combined with the Letter of Zoning Approval process, and commercial businesses may also need a Certificate of Occupancy depending on the use and property.
